ThyssenKrupp Real Estate – Real estate expertise for structural change
Development and redevelopment/change of use are all stages in the lifecycle of a property. Structural change is a constant process and calls for new, forward-looking solutions for industrial sites which have been abandoned or are no longer operational.
ThyssenKrupp Real Estate strives to meet the challenges of our time. We have already succeeded in redeveloping various sites – many in difficult settings – to make them suitable for new residential, commercial, industrial and recreational uses. In the future we will continue to focus on market- and value-oriented real estate development and on the efficient management of our property portfolios at locations throughout Germany. By tradition, our main activities are concentrated in the Ruhr area. Between Krefeld and Hamm, Marl and Remscheid, the Group is committed to positive structural change. Projects are frequently planned and implemented on the basis of partnerships with the local authorities.

Supporting structural change
ThyssenKrupp Real Estate keeps a register of the Group's properties to improve the transparency and efficiency of the real estate portfolio. We take over properties which are no longer used by the Group, redevelop them according to environmentally friendly standards and find a new use for them with optimized value. In this way we support structural change at various locations to the benefit of the entire region.
Here is a brief review of some towns in our neighbourhood where we have been performing:
Krefeld
Development of former expansion areas to create an ultra-modern logistics and services site on an area of approx. 74 hectares immediately adjacent to the Krefeld industrial park.
Oberhausen
Successive development and regeneration of the whole of the former Thyssen Niederrhein site to form the "Neue Mitte" in Oberhausen, comprising the CentrO shopping mall, Arena, business and service areas, O-Vision, recreational and residential areas.
Essen
Stage-by-stage development of the 200 hectare Krupp Belt into a retail and business park close to the city center. One of the key projects was "Auto World Essen", a 20 hectare area housing leading car dealerships.
Bochum
Close to the working production plants of ThyssenKrupp Stahl and adjacent to the Weststadt district with the Jahrhunderthalle exhibition building, there are further derelict areas which will be developed into business parks.
Dortmund
ThyssenKrupp Real Estate in association with Montangrundstücksgesellschaft is developing the "Ellinghausen" logistics park. Landscaped in harmony with the surrounding area and using renewable energies, the park will be the site of IKEA's "Euro warehouse". Another key project in Dortmund is the development of the former Westfalenhütte steelworks taking into consideration the production operations of ThyssenKrupp Stahl.
Hamm
On a premier site formerly occupied by Thyssen Draht to the west of the city center, we are developing a business and service center to meet the needs of industry with a balanced mix of green spaces and first-class architecture.
